Empty is not ready
A vacant shell with a WhatsApp photo is not a listable Bangalore shop. Empty is a shutter state. Ready is a pack a brand can take possession against. Owners who list the first as if it were the second create false vacancy: the unit looks available, the ask is written, and the deal still dies before keys, because counsel, power, water, use, or the handover file was never real. Brands do not usually die on the rent number. They die on the papers that were supposed to sit under it.
This page does not rewrite the last three owner notes. The 10 September listable-unit note is intake: size, rent, photos of this empty unit, permitted use, road. The 11 September screening note is who occupies the shell. The 12 September matching-floor note is the product those two gates sit on. Listable is the minimum a brief can score. Handover-ready is the minimum a brand can open against. The 10 September note already said circulation is not inventory. What brands actually stall on
Five stalls sit under a Bangalore ground-floor shop. They are already in public Lokazen copy as separate sentences. This page puts them in the order a deal usually dies, which is not the order the WhatsApp caption was written.
False vacancy is the listing that claims all five and holds none. The ask looks live. The factory can even score size and use. Then counsel asks who signs, the electrician asks what the sanction actually is, and the unit returns to empty with a worse story than when it started. That is not a rent problem. It is a pack problem wearing a rent caption.
A 500 counter and a 3,500 dining room do not share a pack
Held public placements already show why one WhatsApp photo cannot stand in for the pack. Sandowitch on Indiranagar 100ft is already published at about 500 sqft. Eleven Bakehouse on the same street is already published at about 1,000 sqft. Burger Seigneur on Indiranagar 80ft is already published at about 3,500 sqft. Tan Coffee on Koramangala 80 Ft is already published at about 2,200 sqft. Evil Onigiri on St Marks Road is already published at about 1,000 sqft. Those sizes are already in public Lokazen copy, including yesterday's machines note. They are not a sample from which to infer citywide averages, and they are not a rate card.
A 500 sandwich counter and a 3,500 dining room are different physical problems. Power, drainage, exhaust, and who must sign do not travel with the locality word. Yesterday named those doors as machines a brief has to write. This page names them as packs an owner has to finish. Gallery context stays in the placements note.
If you cannot say what the 500 can hold, do not list it as if it were the 3,500. If you cannot say the sanctioned load on the 2,200 coffee room, write unknown.
Older stock: the power-load stall
The pattern is already in the Basavanagudi and Gandhi Bazaar guide, and it is not unique to that street. Premises built for a textile shop or a provisions store often carry a sanctioned load far below what a café, a salon, or a modern retail fitout draws. Upgrading a connection is neither quick nor always possible. That guide already called power load the single most common reason a Basavanagudi deal stalls after heads of terms. Drainage and water for any wet format sit next: older buildings on narrow plots frequently lack the provision, and adding it can need neighbours who share the line.
Gandhi Bazaar already benchmarks at about Rs 120 per sqft per month on ground floor, in a published range of about Rs 80 to Rs 170. The same guide already said a unit at Rs 120 that needs a large unplanned electrical bill is not cheaper than a ready unit at a higher typical. This page does not add a new rupee quote, a new KVA figure, or a weeks-to-upgrade clock. Those are unknown here. The owner job is narrower: do not list the cheap shutter as café-ready because the rent looks friendly.
Value-tier stock carries the same warning in the cheapest-commercial note: power load, drainage, structural condition and access vary far more inside those pockets than inside premium ones. Write the facts. Write unknown. Do not write "F&B ready" on a dry-retail meter.
The ask is not the readiness number
Owners often list without papers because the rent caption feels like the product. Benchmark the pocket first, the same rule as the listable note, the screening note, the matching-floor note, and the vacancy playbook. Across the 124 commercial pockets Lokazen benchmarks, ground-floor rent runs from about Rs 58 to Rs 575 per sqft per month. Across 145 live ground-floor retail and restaurant listings, the median ask is about Rs 200 and the lower quartile about Rs 135. Already in the vacancy-versus-fair-rent playbook. A fair ask on an unfinished pack is still false vacancy. Holding out for 10% more rent already takes ten months of full occupancy to recoup one vacant month (recovery months = vacant months ÷ premium). The formula ignores carrying costs. Full table and the cases where waiting is rational stay in the vacancy playbook. The qualitative stack (lost rent, tax, CAM, deterioration) stays in the true cost of vacancy. This page adds one idle cause those tables do not isolate: months spent looking leased while the pack was never ready.

Deposit sits while papers stall
Commercial deposits in Bangalore commonly run six to ten months of rent, already stated in the cheapest-commercial note and in Part 5 of the owner playbook. That cash is locked, non-earning, and returned only at the end of the term. The cheapest-commercial note already showed the arithmetic on an 800 sqft example: a ten-month deposit is roughly Rs 28 lakh in Indiranagar against Rs 4.6 lakh in Peenya. This page does not invent a new deposit study. It applies the held band to the pack: a brand that must park six to ten months will not park it on a story about papers arriving next week.
If the ownership file, the sanctioned load, or the drainage line is still a verbal, the deposit conversation is theatre. Family does not zero that clock. A cousin who will "get the papers" is the same failure the screening note already refused on the tenant side, now on the owner side.
