Same city. Three machines.

Bangalore commercial real estate does not lease in zones. It leases in corridors. Call them machines if you want the operating word: a road, a shell scale, and a use that can actually occupy that shell. The same neighbourhood word can hold three different product machines. A brief that says "Indiranagar" or "south-east Bangalore" without a road-level machine is not executable. It is a mood. Moods do not score.

A neighbourhood word is not a product

Indiranagar is a word. Indiranagar 80ft and Indiranagar 100ft are machines. Koramangala is a word. Koramangala 80 Ft is a machine. South-east Bangalore is a compass. The Indiranagar guide, the Koramangala guide, and the three-zone brand comparison already treat those names as street clusters. This page names the failure they share: a brief that stops at the cluster.

The 9 September note already said a brief that only says "Indiranagar or similar" is a mood. This page says why. Machine one: the 80ft dining room

Burger Seigneur on Indiranagar 80ft is already in public Lokazen copy at about 3,500 sqft. That is a dining-room machine. It is not a counter. It is not a bakery box. It is not "Indiranagar F&B." A brand that needs a 3,500 dining room and writes "Indiranagar" will be shown 500 sqft shutters on the next road over, because the neighbourhood word licensed the mix. The mix is the error.

This page does not invent a rent, a footfall, or a vacant-month count for 80ft. Those figures are unknown here. The held fact is the shell: a named placement, a named road, a published size.

Machine two: the 100ft counter

The same neighbourhood word holds a second machine on a different road. Sandowitch on Indiranagar 100ft is already published at about 500 sqft. Eleven Bakehouse on the same street is already published at about 1,000 sqft. The 9 September note already used both, plus Madam Chocolate at 500 on the same 100ft, as intake examples. This page uses them as geography: 100ft is a counter and bakery machine. It is not the 80ft dining room.

A 500 sandwich brief is not a 1,000 bakery, and neither is a 3,500 dining room. The bakery and dessert note is the category companion. It does not name the road. It is not "south-east Bangalore." It is one road in one block cluster, and the Koramangala guide already said the zone is not one market. This page adds the brief rule: if the next unit is a 2,200 coffee room, write that machine. Do not write the quadrant.

One more held placement keeps the centre honest. Evil Onigiri on St Marks Road is already published at about 1,000 sqft. Central high street is not Koramangala 80 Ft and it is not Indiranagar 100ft. Read the table as brief discipline, not as a trophy list. The 9 September note already said a brief that only says Indiranagar treats 500 and 3,500 as one problem. This page names the three machines that sentence was pointing at.

What "south-east Bangalore" hides

South-east is a slide colour. Under it sit Koramangala 80 Ft, the Sarjapur Road corridor, and the ORR east and peripheral corridors. Those are different machines. The 9 September note already put Sarjapur Road on Cushman & Wakefield's Q2 2026 main-street list and reused Mumbai Pav Co. as the held stretch: a published Sarjapur 1,200 plus a return band of 600-1,000 after a 150-480 set. Stretch is a second machine. It is not "show us the south-east."

That same Cushman quarter is already in print: about 0.25 million sqft of Bengaluru retail leased, main streets 68%, malls 32% (Bengaluru MarketBeat Q2 2026, Suvishesh Valsan, 2 July 2026). This page does not re-score it. If main streets took most of the leasing, the brief still has to name which street machine. A citywide lease total cannot choose a shopfront. A locality name is not a pocket. Koramangala typicals already published run from about Rs 280 on the inner blocks to Rs 350 on 5th Block Core. Indiranagar typicals already published run from about Rs 350 on 100 Feet Road to Rs 480 on Double Road. A brief that will "pay Indiranagar rent" has not named a machine.
