From WhatsApp Forward to a Listable Bangalore Shop

A forward is not a market
A Bangalore shop that lives in six WhatsApp groups and nowhere else is not in the market. It is a rumour with a shutter. The message is familiar: "about 500, good location, rent negotiable, pics in the next message." The next message is last year's tenant Instagram. The pin is a locality name or a pin code. Brands who could actually occupy that shell cannot brief against it, because there is nothing to score.

The claim on this page is narrower and operational: circulation is not inventory. A unit becomes listable when a brand can write a brief against the shell: use, size band, stretch, as yesterday's brief-to-five-matches note set out on the demand side. This note is the supply side of the same floor.

What listable means on this floor
Listable is a higher bar than "someone has heard of the shop." It means a brand operations lead can decide, in one sitting, whether the unit is even in the set they will walk. That decision needs five facts. Missing any one of them does not make the unit worthless. It makes the unit un-briefable, which is the same as invisible to every brand that is not already in your broker's phone.
The longer packaging list (ceiling height, KVA, handover state) lives in listing specs that help brands decide faster. The tenant-side filter (frontage, floor, utilities, format fit) is in the owner checklist. This page is the minimum that turns a forward into something those two documents can even start on.
The rent context we already publish, and nothing else
Owners often withhold an ask because they do not want to "anchor low." The opposite failure is more common: an unnamed number circulating in chats, unbenchmarked against the pocket, while the unit sits empty. We already publish the citywide held picture. Across the 124 commercial pockets Lokazen benchmarks, ground-floor rent runs from about Rs 58 to Rs 575 per sqft per month. Across 145 live ground-floor retail and restaurant listings, the median ask is about Rs 200 and the lower quartile about Rs 135. A locality name is not a pocket. The vacancy playbook already said it: Koramangala typicals run from about Rs 280 on the inner blocks to Rs 350 on 5th Block Core; Indiranagar from Rs 350 on 100 Feet Road to Rs 480 on Double Road. Lokazen does not publish average time-on-market, vacancy rates by pocket, or achieved-versus-asking spreads, and none is estimated here. If you do not yet know your pocket typical, say the ask is a starting number and name the floor. "Negotiable" alone is not a number a brief can carry.
Size: "about 500" is not a size band
Yesterday's demand-side note used held placements on one Indiranagar geography to show why a mood is not a brief: Sandowitch 500 and Madam Chocolate 500 on Indiranagar 100ft, Eleven Bakehouse 1,000 on the same street, Burger Seigneur 3,500 on Indiranagar 80ft. Those sizes are already in public Lokazen copy. They are not a sample from which to infer citywide averages. They are the reason "about 500 in Indiranagar" cannot be scored. A brand whose concept occupies 1,000 cannot treat 500 and 3,500 as one product. Gallery context is in the placements note.
Write the number you would put on a carpet plan. Say whether it is carpet or super built-up. Say the floor. If you do not know carpet versus super, write unknown rather than rounding to a friendly 500. A brand that needs 800 usable will not discover that your 500 is super and your carpet is 380 after a wasted visit. That is not a negotiation tactic. It is a filter failure.
The vacancy cost of staying in the group chat
Every month a unit circulates as a forward and is not listable is a vacant month, unless a tenant from those six groups has already signed. The recovery arithmetic is already published and is not restated as a new study. Holding out for 10% more rent takes ten months of full occupancy to recoup one vacant month (recovery months = vacant months ÷ premium). Three vacant months chasing 10% need 30 months of occupancy. The formula ignores carrying costs, which makes it optimistic for the owner who waits. Full table and conditions under which waiting is rational are in the owner playbook. Staying in WhatsApp does not pause that clock. It usually extends it, because the set of brands who will ever see the forward is the set of people already in those groups. Reach is the vacancy fix most owners skip. It is item four in six vacancy fixes and Part 7 of the owner playbook: a unit leased only through one broker's local network is invisible to most of the brands actually searching the zone.
Photos of this shop, not the last tenant's
A brand is trying to picture its own storefront in your shell. Instagram from the previous café is a picture of someone else's fitout, someone else's lighting, and often someone else's furniture. It hides ceiling services, the rear corridor, the electrical room, and the façade constraint. The listing-specs note already said the useful set: main approach, ceiling services, rear service corridor, electrical access, garbage pull-out, façade. Pretty renders without shaft photos signal hiding risk.
We do not publish a "listings with daylight photos lease X days faster" figure. That number is unknown here. The operational point does not need it. If the only image in the forward is a latte on a marble counter that is no longer in the room, the brand cannot tell whether the room still exists in that shape.
Minimum set for listable: one daylight frontage (width and signage zone visible), one interior looking toward the shutter (depth), one looking at the ceiling, one of the rear or service side if F&B is plausible. Clear the unit first. The owner playbook's presentation section is the cheap lever: empty, painted, lights working, approach unobstructed.
Permitted use, hours, and exhaust when they matter
"Any brand welcome" is not a use statement. A dry-goods retailer and a kitchen format are different legal and physical problems. If the sanctioned use is shops and establishment retail and not F&B, say so. If a restaurant would need a change of use you have not started, say so. Hidden compliance that surfaces mid-negotiation destroys trust faster than a high ask. Tenant-side detail is in FSSAI, fire NOC and signage. From the owner side the rule is the same as the checklist: resolve what you can before listing, and be transparent about what remains.
Hours matter for late formats. A unit that cannot operate past 10 pm is a different product from one that can. Exhaust and a grease-trap path matter when the brief is F&B. If you do not have a riser, write that you do not have a riser. Unknown is allowed. Invented "F&B ready" is not.
Power, water and drainage sit one layer deeper. F&B kitchens draw far more than dry retail. State sanctioned load if you have it. If you do not, write unknown. Do not imply commercial-grade utilities you have not measured. That is the infrastructure gate in the owner checklist.
Road-level location, not a pin-code rumour
"560038" is a postal district. "Indiranagar" is a neighbourhood name that already spans 100 Feet Road, 80ft, Double Road, and inner lanes with different products and different held rent typicals. A brand walking a shortlist needs a road a two-wheeler can be pointed at. The Indiranagar guide and Koramangala guide treat those names as different streets, not one vibe.
Write the road, the side if it matters, and a landmark a first-time visitor would use. A plus-code or a dropped pin that opens the actual shutter is better than a locality boast. Do not invent footfall. We do not publish footfall on this page. If you have a parking answer, even "no dedicated bay, street parking only," write it. An honest constraint can be planned around. An unknown one cannot.
Who is trying to brief against inventory
The other side of a listable unit is a brand that can name a format. Lokazen already publishes a category ladder of verified operating outlets in tracked inventory for 2026. That ladder is not a demand heatmap and not a promise that any of those operators are looking at your street this week. It is the organised tenant set a listable shopfront is actually visible to once it can be scored.
Grocery at 420 outlets across 105 brands (4.0 per brand) was the 8 September category note. Electronics at 1,080 is the largest product-retail category after apparel. A unit that can state size, rent, use and road can be matched to the formats it actually fits, which is the point of the owner checklist's format-fit item and the brand-side expansion playbook. A unit that cannot state those things cannot be matched to any of them, however large the ladder looks.

Stop treating the group chat as distribution. Write the five fields. Price against the pocket typical, not the strongest street that shares your locality name. Decide in advance how many vacant months you will accept before you reprice, the vacancy playbook's rule, because month four is a worse time to become rational than month zero. - Write an asking rent against the pocket typical, not only "negotiable." Add CAM or extras if they exist. Revisit the recovery-months table before you hold out for a premium.
- Photograph this empty unit in daylight: frontage, depth, ceiling, rear or service side if F&B is plausible. Delete the last tenant's Instagram from the listing.
- State permitted use. Add hours and exhaust when the plausible tenant is F&B. Write unknown rather than "F&B ready" if you have not checked.
- Name the road and a pin a visitor can walk to. Not a pin code. Not "Indiranagar side."
