Two localities. 286 and 62. Not one Sarjapur total.

Ask for a south-east Bangalore shortlist and the answer comes back as one smear: Sarjapur, Electronic City, sometimes HSR, sometimes "ORR". The smear hides two locality rows Lokazen already holds, and it hides two more spellings that are not those rows. On the 22 September 2026 pull, Electronic City is 286 operating outlets across 274 brands (locality_id 307). Sarjapur Road is 62 operating outlets across 62 brands (locality_id 376). Add only those two subjects and the pair is 348 outlets. That addition is allowed. Adding Sarjapur town, or Sarjapura, into the 62 is not.

This page owns Electronic City and Sarjapur Road only. Sarjapur (locality_id 165) and Sarjapura (locality_id 68) are related name rows. They are labelled below and kept out of the Road total. Kasavanahalli, Kudlu and Bommasandra are adjacent context from the same pull, not extra subjects. The older Electronic City guide and the older Sarjapur Road guide stay live as earlier pages. Their counts are earlier cuts. This page does not rewrite them, and it does not turn the gap between cuts into a growth rate.

Lokazen is a match factory. Brands pay. Owners list free. Five scored matches are decision-support, not a lease. A neighbourhood word is not a brief. A street name is not a listing. This guide is the micromarket picture those sentences sit on when the names are Electronic City or Sarjapur Road.

Electronic City: 286 outlets, food-weighted, almost one brand per shutter

Electronic City is the large subject. On locality_id 307, Lokazen holds 286 operating outlets and 274 distinct brands. That is about 1.04 outlets per brand. The row is not a chain stack. It is food-weighted: F&B 216 (75.5%), retail 29 (10.1%), wellness 38 (13.3%), and 3 outlets outside those three buckets. Inside the buckets, the named lines are 36 cafes, 27 restaurants, 25 salons, 8 gyms and 18 apparel. Those named lines sit inside the category totals. They are not extra outlets on top of 286.

Sarjapur Road: 62 outlets, still food-led, retail share much higher

Sarjapur Road is the smaller subject, and it is not a miniature Electronic City. On locality_id 376, Lokazen holds 62 operating outlets and 62 distinct brands. That is one outlet per brand. F&B is 41 (66.1%), retail is 16 (25.8%), wellness is 5 (8.1%). Nothing in this pull sits outside those three buckets: 41 + 16 + 5 = 62. Named lines: 6 cafes, 3 restaurants, 4 salons, 8 apparel, and 0 gyms.

Brand counts are per locality. Some brands may sit on both Electronic City and Sarjapur Road. We do not publish a de-duplicated pair brand total, so 274 + 62 is not a unique-brand figure.

Two sentences separate the subjects. First: Electronic City is the food-heavy row, 216 F&B of 286, with retail only 29. Second: Sarjapur Road is smaller and more retail-weighted, 16 retail of 62 (25.8%) against Electronic City's 10.1%, and apparel is 8 of those 16. They can share a corridor conversation. They do not share a mix. A brief that says "Sarjapur" or "Electronic City" without a road, a size and a use is still the neighbourhood-word problem already written on 17 September.

The pair, and only the pair, is 348 outlets. F&B on the pair is 257 (216 + 41). Retail is 45 (29 + 16). Wellness is 43 (38 + 5). The 3 outlets outside the three buckets all sit in Electronic City. Named lines on the pair, still inside those totals: cafes 42, restaurants 30, salons 29, gyms 8, apparel 26. Do not add the named lines again. Do not add Sarjapur or Sarjapura into the 348.

Sarjapur, Sarjapur Road, and Sarjapura are three rows

The spellings are close enough to wreck a shortlist. They are not the same locality_id. Sarjapur Road is the subject above. The other two are held on the same pull, with the same filter, and they stay labelled as related name rows.

Three spellings, three locality rows

Same pull, 22 September 2026. Do not add the rows and call the sum Sarjapur Road.

62 + 55 + 19 = 136 outlets across three rows. That 136 is not a Sarjapur Road total. Sarjapur's three buckets sum to 52 of 55. Sarjapura's three buckets sum to 18 of 19. The leftovers are not a fourth category we name here.

Sarjapur (165) is 55 outlets across 50 brands, about 1.10 outlets per brand, with F&B 41, retail 3 and wellness 8. Sarjapura (68) is 19 outlets across 19 brands, one outlet per brand, with F&B 14, retail 4 and wellness 0. Read those as their own rows. A broker line that says "Sarjapur Road / Sarjapur / Sarjapura, same thing" has collapsed three locality_ids. The 62 is the only Road number on this page.

Kasavanahalli, Kudlu and Bommasandra sit next to this conversation in the same 22 September pull. They are context. They are not folded into Electronic City or into Sarjapur Road.

Earlier published cuts are a different basis

These two names already have pages. The numbers on those pages are not this pull. Use them as earlier published cuts. Do not subtract them from 286 or from 62 and call the difference growth, decline, or a demand signal. We do not publish the method gap between cuts, so we do not narrate it.

Subject rent is unknown. Neighbour pockets we already print.

Lokazen does not publish a Sarjapur Road locality rent pocket or an Electronic City locality rent pocket. Subject rent is unknown. The 286 and the 62 are density. They are not an ask. Do not invent a typical for either name, and do not slide a neighbour typical onto a shutter that only says Electronic City or Sarjapur Road.

Older corridor pages name strips inside these geographies. This census page does not adopt those strips as the locality rate for locality_id 307 or locality_id 376. If a unit is actually on one of those named strips, price it from that strip's own page, and say the strip name. A caption that only says the locality is not a strip quote.

The July Bellandur locality guide says its own live-listing sample is too thin for a Bellandur listing range. The Rs 200 figure is the named Bellandur Core Commercial pocket, not a new Bellandur locality survey. Kasavanahalli and Kudlu have no published rent pocket on this site, so none is estimated. Full table: area-wise commercial rent.

The spread among those neighbours is the decision, not a hidden Electronic City average. Typical ground floor on HSR Layout 27th Main (Rs 260) is well above Bellandur Core Commercial (Rs 200) and far above Bommasandra Commercial (Rs 68). The June HSR guide also printed a narrative band of about Rs 180 to Rs 280 on the 27th Main core stretch. That band is a third published HSR description. It is not averaged with Rs 260 or Rs 280 here, and it is not a Sarjapur Road rate.

Worked arithmetic on a 1,000 sqft ground-floor plate, using those neighbour typicals only. HSR Layout 27th Main at Rs 260 is about Rs 2.60 lakh a month, or about Rs 31.2 lakh a year. Bellandur Core Commercial at Rs 200 is about Rs 2.00 lakh a month, or about Rs 24.0 lakh a year. Bommasandra Commercial at Rs 68 is about Rs 68,000 a month, or about Rs 8.16 lakh a year. Same south-east conversation on a map. A year of rent that moves by about Rs 23 lakh between the HSR 27th Main typical and the Bommasandra typical. Those are pocket typicals, not quotes, and none of them is an Electronic City or Sarjapur Road rate card.

Formats the census can support

Format read from the 286 and the 62

Held mix first. No footfall, no win rate, no time-on-market.

Format What the census says What we still will not say
Food and beverageElectronic City is 75.5% F&B (216 of 286), with 36 cafes and 27 restaurants named. Sarjapur Road is 66.1% F&B (41 of 62), with 6 cafes and 3 restaurants. Pair F&B is 257 of 348.No footfall by road. No cafe win rate. A high F&B share is a mix fact, not a whitespace claim and not a saturation claim.
Retail and apparelSarjapur Road retail is 25.8% (16), with apparel 8. Electronic City retail is 10.1% (29), with apparel 18. Pair retail is 45 of 348, apparel 26.No claim that the Road is a comparison-shopping grid. No rent for an apparel shutter on either locality.
Salon and wellnessElectronic City wellness is 38 (13.3%), with 25 salons. Sarjapur Road wellness is 5 (8.1%), with 4 salons. Pair wellness is 43, salons 29.No time-on-market. No chair-count typical. Walk the specific shutter.
Gyms8 gyms in Electronic City, inside the 38 wellness outlets. 0 gyms on Sarjapur Road. Pair gyms: 8.Zero is not a demand forecast. No gym rent pocket for either locality. No membership conversion.

The related name rows do not change that read, and they must not be pasted onto the Road. Sarjapur (165) is F&B 41, retail 3, wellness 8 on 55 outlets: food-led, with a thicker wellness count than the Road's 5 and a thinner retail count than the Road's 16. Sarjapura (68) is F&B 14, retail 4, wellness 0 on 19 outlets. Quoting "Sarjapur wellness" without the locality_id mixes an 8-outlet wellness row with a 5-outlet wellness row and a 0-wellness spelling.

Walk the specific shutter. Write the unit you saw. A 62-outlet locality and a 286-outlet locality can both contain a bad plate and a usable one. The census does not rank the shutters.

Dual read

If you are the brand

Write the road, not the locality word. Electronic City Phase 1, Electronic City Phase 2, and Sarjapur Road are not interchangeable with each other, and none of them is Sarjapur town or Sarjapura. Occupied corridors stay out. Five scored matches on a scoreable brief beat a broker PDF that says "Sarjapur side". Treat those five as a walk list. Rank one is not a lease. The 19 September output note already wrote that honesty. /for-brands is the plan page. Start a brand search. This article does not quote Starter, Pro or Premium prices. A success fee applies when a lease closes.

If you are the owner

Name the pocket you actually sit on. A unit priced as HSR Layout 27th Main, or as Bellandur Core, when the shutter is an interior Electronic City street, will sit. A caption that only says Sarjapur will not tell a brand which of the three rows you mean, and it will not enter a five, because it never entered inventory as a road. Write size, rent, the road-level machine, permitted use, and photos of this empty unit. Owners list free. List free on lokazen.in. /for-owners is the dedicated owner page if you want the longer walkthrough first. A success fee applies only when a lease closes. The vacancy playbook already said holding out for a higher ask has a recovery cost. Run that arithmetic against a named neighbour typical, not against a south-east average we do not publish.

The 18 September owner note already wrote that a street nickname is not a listing. Electronic City is a 286-outlet locality. It is still a locality word until the listing names a road.

What this page will not invent

  • A Sarjapur Road or Electronic City rent pocket: not published. Neighbour typicals only. Subject rent is unknown.
  • Footfall by road or by locality: not published.
  • Time-on-market, win rates, match-conversion: not published.
  • A de-duplicated pair brand total: 274 and 62 stay per locality.
  • A merged Sarjapur: locality_id 376, 165 and 68 stay separate. 62 + 55 + 19 is not the Road.
  • A growth rate from 222 to 286, or from 41 to 62: those are earlier published cuts. The gap is not a series.

The Electronic City 286 / 274 / 75.5% set, the Sarjapur Road 62 / 62 / 25.8% retail set, the pair 348, the Sarjapur 55 / 50 set, the Sarjapura 19 / 19 set, the adjacent 127 / 124, 92 / 89 and 67 / 66 sets, the earlier 222 / 186, 41, 328 / 295, 159 / 137 and 226 / 200 cuts, the HSR Layout 27th Main Rs 260, the separate HSR startup-core Rs 280, Bellandur Core Rs 200, Bommasandra Commercial Rs 68, the 124-pocket span and the 145-listing median are the held facts on this page. Density is published. Rent for these two subject localities is not.

A note on the data

Electronic City and Sarjapur Road outlet counts are verified operational outlets in Lokazen tracked inventory as of 22 September 2026. Basis: bangalore_brand_outlets joined to bangalore_localities on locality_id. Electronic City is locality_id 307 (286 outlets, 274 brands). Sarjapur Road is locality_id 376 (62 outlets, 62 brands). Filter: coalesce(is_active, true), and business_status not CLOSED_PERMANENTLY or CLOSED_TEMPORARILY. Pair total 348 is 286 + 62. Category shares and named lines (cafes, restaurants, salons, gyms, apparel) are from the same pull. Pair category totals (F&B 257, retail 45, wellness 43) add the two locality counts. Brand totals are not de-duplicated across the pair.

Related name rows on the same pull, not merged into the Road: Sarjapur locality_id 165 (55 outlets, 50 brands; F&B 41, retail 3, wellness 8) and Sarjapura locality_id 68 (19 outlets, 19 brands; F&B 14, retail 4, wellness 0). Adjacent context on the same pull: Kasavanahalli locality_id 375 (127 / 124), Kudlu locality_id 345 (92 / 89), Bommasandra locality_id 352 (67 / 66). No category mix was held for those three adjacent rows.

Earlier outlet counts cited here are already published on their own pages: Electronic City June guide 222 outlets across 186 brands; Sarjapur Road 41 outlets on the 30 June retrospective table, with no brand count on that row; HSR Layout 328 outlets across 295 brands on the June Electronic City guide (the 30 June table prints the 328 outlet row); Bellandur July guide 159 across 137; Marathahalli July guide 226 across 200. Those cuts are not interchangeable with the 22 September locality_id pull. Rent figures for neighbours are pocket-level benchmarks across the 124 commercial pockets Lokazen tracks, ground-floor rupees per sqft per month on carpet area, cross-checked against 145 live ground-floor retail and restaurant listings (median about Rs 200, lower quartile about Rs 135). Annual and monthly rent examples are arithmetic on those neighbour benchmarks. Independent operators are under-represented in tracked inventory relative to branded chains.

Lokazen does not publish a Sarjapur Road or Electronic City rent pocket, footfall, time-on-market, win rates, or match-conversion, and none is estimated here.

Frequently asked questions

How many commercial outlets does Lokazen track in Electronic City and on Sarjapur Road?
286 operating outlets across 274 brands in Electronic City (locality_id 307), and 62 operating outlets across 62 brands on Sarjapur Road (locality_id 376). Pair total: 348 outlets, which is 286 + 62 only. Electronic City mix: F&B 216 (75.5%), retail 29 (10.1%), wellness 38 (13.3%), plus 3 outside those three buckets, including 36 cafes, 27 restaurants, 25 salons, 8 gyms and 18 apparel. Sarjapur Road mix: F&B 41 (66.1%), retail 16 (25.8%), wellness 5 (8.1%), including 6 cafes, 3 restaurants, 4 salons, 8 apparel and 0 gyms. Pull date 22 September 2026. Filter: coalesce(is_active, true), and business_status not CLOSED_PERMANENTLY or CLOSED_TEMPORARILY. Named lines sit inside the category totals.
Is Sarjapur the same market as Sarjapur Road or Sarjapura?
No. They are three locality rows on the same 22 September 2026 pull. Sarjapur Road is locality_id 376: 62 outlets, 62 brands, F&B 41, retail 16, wellness 5. Sarjapur is locality_id 165: 55 outlets, 50 brands, F&B 41, retail 3, wellness 8. Sarjapura is locality_id 68: 19 outlets, 19 brands, F&B 14, retail 4, wellness 0. Adding 62 + 55 + 19 gives 136 outlets across three rows. That 136 is not a Sarjapur Road total.
What is commercial rent in Electronic City or on Sarjapur Road?
Lokazen does not publish a Sarjapur Road or Electronic City locality rent pocket. Subject rent is unknown, and none is estimated here. Neighbour ground-floor typicals already in print: HSR Layout 27th Main about Rs 260 (about Rs 180 to Rs 380, upper about Rs 130); a separate HSR 27th Main startup-core row about Rs 280 (about Rs 200 to Rs 420, upper about Rs 140); Bellandur Core Commercial about Rs 200 (about Rs 120 to Rs 280, upper about Rs 120); Bommasandra Commercial about Rs 68 (about Rs 50 to Rs 90, upper about Rs 35). The June HSR guide also printed about Rs 180 to Rs 280 on the 27th Main core stretch. Do not average those HSR descriptions, and do not slide any of them onto a shutter captioned only Electronic City or Sarjapur Road. Across 124 pockets, ground floor runs about Rs 58 to Rs 575. Across 145 live ground-floor listings the median ask is about Rs 200 and the lower quartile about Rs 135. Kasavanahalli and Kudlu have no published rent pocket.
How do Electronic City and Sarjapur Road compare with Kasavanahalli, Kudlu and Bommasandra?
On the same 22 September 2026 pull, Electronic City is 286 outlets / 274 brands and Sarjapur Road is 62 / 62. Adjacent context, not added into those subjects: Kasavanahalli locality_id 375 is 127 / 124, Kudlu locality_id 345 is 92 / 89, and Bommasandra locality_id 352 is 67 / 66. No category mix was held for those three adjacent rows. 127 + 92 + 67 equals 286 by coincidence and is not the Electronic City count. Earlier published cuts (Electronic City 222 / 186, Sarjapur Road 41, HSR Layout 328 / 295, Bellandur 159 / 137, Marathahalli 226 / 200) are different bases and are not a growth series.
Which formats fit Electronic City and Sarjapur Road?
The census supports a food-weighted read on both rows, with a higher retail share on Sarjapur Road. Electronic City: 216 F&B of 286, 36 cafes, 27 restaurants, 29 retail of which 18 are apparel, 38 wellness of which 25 are salons and 8 are gyms. Sarjapur Road: 41 F&B of 62, 6 cafes, 3 restaurants, 16 retail of which 8 are apparel, 5 wellness of which 4 are salons, and 0 gyms. That is a mix fact. It is not a footfall claim, a win rate, or a rent quote. Walk the specific road.
Does Lokazen publish Electronic City or Sarjapur Road footfall, time-on-market or win rates?
No. Footfall, time-on-market, win rates and match-conversion are not published for Electronic City or Sarjapur Road, and none is estimated here. Outlet counts, brand counts and category mix are published: 286 / 274 in Electronic City, 62 / 62 on Sarjapur Road, 348 on the pair. Five scored matches are decision-support, not a lease. A neighbourhood word is not a brief. A street name is not a listing.
How should a brand or owner use this Sarjapur Road and Electronic City guide?
Brands should write the road, size and use, then run a scoreable brief at /for-brands or /?start=brand. Do not treat Sarjapur, Sarjapur Road and Sarjapura as one market. Owners should list size, rent, the road-level machine, permitted use and photos of this empty unit. Owners list free at lokazen.in or /for-owners. A success fee applies when a lease closes.
