One belt, two published rents, not a destination strip

Ask a brand for a north Bangalore shortlist and you will hear Hebbal, Yelahanka, Manyata, sometimes Kalyan Nagar. RT Nagar, Sanjaynagar and New BEL Road sit between those names and almost never make the first slide. That is a habit. The factory we built already tracks this belt as its own rollup: 184 operating outlets, of which 107 are F&B, 49 retail and 5 pharmacy. F&B is 58% of that base. Pocket rent on the two published streets already in print runs from about Rs 110 on RT Nagar Main Road to about Rs 210 on New BEL Road core.

The 58% F&B share is the commercial sentence. Yelahanka on the same zone basis is 185 F&B of 403 (about 46%). Hebbal is 59 of 140 (about 42%). Frazer Town, a different locality-guide basis, is 102 of 142 (72%). This belt is food-weighted and still a neighbourhood economy. The bakery and dessert QSR guide already wrote that in one line: Sanjaynagar and the BEL Road belt run 58 per cent F&B on a modest 184-outlet base, a food-weighted local economy at Rs 110 to Rs 210 pocket rent. Neither that page nor this one calls it a destination strip.

Three names, two published rent pockets

The outlet rollup is one number for Sanjaynagar / RT Nagar / BEL Road. The rent map is not one number. Sanjaynagar is in the outlet rollup name. It is not a third rent row. Footfall by road is not published.

The spread inside the belt is the decision. Typical ground floor on New BEL Road core is almost double typical ground floor on RT Nagar Main Road (Rs 210 against Rs 110). The ranges overlap only at the expensive end of RT Nagar and the cheap end of New BEL Road. A brief that says "north Bangalore" or even "RT Nagar" without the road is the neighbourhood-word problem already written on 17 September.

Worked arithmetic on a 1,000 sqft ground-floor plate, using those typicals only: RT Nagar Main Road at Rs 110 is about Rs 1.10 lakh a month, or about Rs 13.2 lakh a year. New BEL Road core at Rs 210 is about Rs 2.10 lakh a month, or about Rs 25.2 lakh a year. Same belt name. A year of rent that is almost double. Upper floor on the same plates is already published at about Rs 60 and Rs 105, so the same 1,000 sqft is about Rs 60,000 a month on RT Nagar Main Road and about Rs 1.05 lakh a month on New BEL Road core. Those are pocket typicals, not quotes.

RT Nagar Main Road at Rs 110 typical sits with the established value main roads already grouped in the value-pocket guide (Vijayanagar, RT Nagar, KR Puram, Gandhi Bazaar at about Rs 105 to Rs 120). New BEL Road core at Rs 210 typical sits near the city live-listing median, not in that value band. Pricing a vacant shutter on RT Nagar Main Road as if it were New BEL Road core is the street-name mistake. The 18 September owner note already wrote that a street nickname is not a listing.

What the geography is, without inventing road counts

We do not publish outlet counts by road inside the 184. We do not publish footfall by road. The honest split is character plus rent, not a fake census.

  • RT Nagar Main Road is already framed as an inner-north residential main road. Ground floor Rs 75 to Rs 155, typical Rs 110, upper about Rs 60. This is the seven-day neighbourhood spine. The bakery guide already put RT Nagar with Yelahanka, Vijayanagar, Jayanagar and JP Nagar residential streets: evening and weekend demand at a fraction of destination rent.
  • Sanjaynagar sits in the rollup name. It does not sit in the rent table. Treat a Sanjaynagar caption as a locality word until the listing names a road, a size, a rent and a permitted use. The factory we built cannot score a mood.
  • New BEL Road (core) is already framed as institutional and student-adjacent, and in the clinic guide as institutional north with established medical adjacency. Ground floor Rs 150 to Rs 320, typical Rs 210, upper about Rs 105. That is the expensive end of this belt, not a second RT Nagar Main Road.

Pharmacy density on the rollup is 2.7 per 100 (5 of 184). The pharmacy guide and the clinic and diagnostics guide already use that number. Hebbal on the same zone basis is 13.6 per 100 (19 of 140). Yelahanka is 7.4 (30 of 403). This belt is not Hebbal's residential-services signature. Clinic demand is not proven here by pharmacy count the way it is in Hebbal. A 400 sqft bakery counter at RT Nagar Main Road's Rs 110 typical is about Rs 44,000 a month. That is the same rent line the bakery guide already printed for Vijayanagar Main Road on the same footprint. At New BEL Road core's Rs 210, the same 400 sqft is about Rs 84,000 a month. The bakery page's 8 to 12 per cent rent-to-revenue rule still applies: the cheaper plate has to be earned by local repeat trade, and the expensive plate has to be earned by a ticket the institutional stretch can actually pay.
