The third column is the useful one. Salon density per 100 outlets is remarkably even across very different zones — 6.3 in Indiranagar, 8.7 in Koramangala, 10.0 in Hebbal. Unlike F&B or comparison retail, salon does not concentrate in destination zones. It distributes with population, because the customer is booking a service near where they live or work rather than travelling for it.

Spa behaves differently. Koramangala carries 14 and Hebbal none. Spa is a discretionary, higher-ticket, more destination-driven format and it clusters where disposable income and footfall both concentrate.

Upper floors are the category's structural advantage

Salon is one of the few retail-adjacent categories that works genuinely well above ground floor, and this is the single most important commercial fact about it.

Customers arrive with an appointment. They are not captured by a window display and they do not decide on impulse from the pavement. Signage at street level plus a clear staircase or lift is sufficient. What the unit actually needs

  • Water supply and drainage. The binding constraint, and the one most often discovered late. Wash stations need reliable pressurised supply and proper drainage. Retrofitting either into a unit not built for it is expensive and sometimes impossible without landlord consent for structural work.
  • Power load. Dryers, steamers, and climate control push connected load well above what a comparable-size apparel unit draws. Confirm the sanctioned load before signing, not after.
  • Ventilation. Chemical services require genuine air exchange. An internal unit with no external wall is a poor candidate regardless of rent.
  • Frontage is optional; access is not. Narrow frontage is acceptable. A dark, hard-to-find staircase is not — that is the one thing that will suppress an upper-floor salon.
  • Ceiling height for spa. Treatment rooms partitioned from a larger floorplate need height to avoid feeling oppressive. Spa fits older buildings with generous slabs better than newer efficient ones.

What the fragmentation means if you are expanding

A category where the average brand runs 2.3 outlets is a category where most operators have never done a second site properly. If you are the one brand that approaches expansion with real catchment analysis rather than instinct, the competitive bar is low.
