The reason is road geometry, not desirability. JP Nagar's 100ft Ring Road is a high-visibility arterial with vehicular frontage and easy parking — the profile large-format retail and destination F&B pay a premium for. Jayanagar's commercial core is a planned grid of shopping complexes and internal Blocks: excellent walk-in footfall, but frontage is subdivided into smaller, older units and the units themselves cap what any single tenant can pay.

Practically: if you need visibility from a moving vehicle, JP Nagar's ring road frontage is worth its premium. If you need pedestrian footfall and are happy in a smaller unit, Jayanagar delivers more traffic for less rent.
