This is not a comprehensive market survey; it is an honest look at what our own platform's data says, with the sample sizes stated plainly.

What this data actually tells us

The single clearest pattern is the gap between reputation and measured commercial density. Koramangala and Indiranagar dominate brand-expansion conversations, and the data supports that — 643 and 696 outlets respectively, roughly double the next tier. At the other end, the traditional Central Business District — MG Road (53), Brigade Road (54), Church Street (45) — now tracks fewer outlets than newer zones like Bellandur (159) or JP Nagar (56) is quickly catching up to. What we can and cannot say about rent

Lokazen's own live listing samples are real but small in most zones — a handful of units per zone in most cases, not a comprehensive survey. Where we have at least three comparable listings (Koramangala, HSR Layout, Jayanagar, Indiranagar, Whitefield), we have published honest, sample-size-labelled rent ranges in the relevant zone guides. Where our sample is thinner, we have said so plainly rather than publish a number we cannot stand behind. This retrospective will get more precise as our own listing volume across all 15 zones grows through H2.

What this signals for H2 2026

Two things follow directly from the data above. First, the "quality gap" zones we have written about — Jayanagar, JP Nagar, Electronic City, and similar — show real, large outlet-tracking numbers that simply are not matched by proportionate brand attention yet; that gap is the clearest actionable signal in this dataset. Second, our own listing coverage is currently uneven across zones, which is itself useful information: it tells us (and you) exactly where to treat published rent figures as solid versus where to treat them as provisional. We will keep updating both datasets as they grow, and this retrospective with them.
